Bhavesh Patel, Immediate Past Chairman, AAHOA

Bhavesh Patel is a Certified Hotel Owner, or CHO, which is AAHOA’s exclusive, nationally recognized
certification program for hotel owners and the only program of its kind in the country. In 2016,
AAHOA graduated a record 312 new CHOs.


Patel is a principal of ADM Hotels, a family-owned, full-service real estate company
specializing in hospitality management, development and investments. His portfolio features
several multi-brand and independent hotel properties in the Northeast.


Patel has served on the group’s board of directors since 2009 and was elected by the membership
to the position of secretary in 2014. The group’s officers are elected to the position of secretary
and automatically ascend to treasurer, vice chair and chair annually.

Chip Ohlsson, Executive Vice President and Chief Development Officer, North America, Wyndham Hotels & Resorts, Inc.

Ohlsson joined Wyndham Hotel Group in October 2015. A 22-year veteran of the hospitality industry, he brings with him hotel financing and portfolio management experience, as well as many established industry relationships.

Most recently, Ohlsson served as vice president of North American development at Starwood Hotels & Resorts, where he was responsible for the development and pipeline expansion for the company’s renowned hotel brands.

Prior to this, Ohlsson held several leadership positions across the industry including senior vice president, vice president, and franchise sales director with Cendant/Wyndham Hotel Group. During this time he oversaw sales, business development, and financial management initiatives and was consistently a top sales producer, earning accolades including Vice President of the Year among several other notable awards.

Jeff Kolessar, Senior Vice President of Development, GF Management 

Jeff Kolessar is responsible for hotel acquisitions, receiverships and third party management contracts for hotel properties throughout the country. Mr. Kolessar joined GF Management in 1990. Since then, he has acted as a receiver for hotel properties and has executed hotel management deals, receiverships and workouts, and evaluated over 400 hotel properties for financial institutions. Additionally, Mr. Kolessar negotiates franchise agreements, assists lenders in the sale of hotels and oversees third party management contracts with the company.

Mr. Kolessar’s experience in the transitional and distressed hospitality field has warranted regular invitations to participate as an expert speaker or panelist for industry events. Recent speaking engagements have included the Hunter Hotel Investment Conference, regarding Hotel Workouts, Challenges and Solutions, Hotel Business Magazine Roundtable, regarding Making the Right Moves [in Franchising] and at several HREC seminars and webinars covering the topic of the role of a Hotel Management Company in Hotel Loan Resolutions.

Daniel C. Hanrahan, Director, CBRE Hotels

Daniel C. Hanrahan II CRE is a Director of CBRE Hotels’ Consulting, where he divides his time between the Philadelphia, PA and New York City, NY practices. Mr. Hanrahan has 37 years of domestic and international experience in the hospitality industry. This experience includes valuations and counseling services involving commercial, retail, industrial, mixed-use, multi-family, and vacant land projects throughout the United States for a broad array of institutional investors, private and public entities, and educational institutions. In addition, Mr. Hanrahan has specialized in, and provided valuation and counseling services to the lodging sector ranging from limited-service to “all-inclusive” resorts located throughout the United States, Mexico, the Caribbean, South America, and Canada. Over his career, Mr. Hanrahan has personally been involved in some of the most significant and identifiable hospitality projects in the locations noted.

Mr. Hanrahan’s experiences encompass virtually every aspect of the hospitality industry, including but not restricted to market feasibility, economic feasibility, valuation, investment analysis, operational analysis, strategic planning, negotiation and selection process, RFQ/RFP preparation, financing advisory, and litigation support.

Mr. Hanrahan was an owner and founding partner of the hospitality advisory firm Pinnacle Advisory Group, which had offices in Boston, Princeton, and South Florida. Prior to founding Pinnacle Advisory Group, Mr. Hanrahan was a Principal with Pannell Kerr Forster, based in New York for the period 1986 to 1991. Pannell Kerr Forster was the predecessor firm to PKF Consulting USA, which was acquired by CBRE in July 2014, and their roots in the hospitality industry actually date back to 1911 and the firm of Harris, Kerr Forster & Company. For the period 1978 to 1986, Mr. Hanrahan was associated with two different and prominent real estate advisory firms that were located in the New York metropolitan area.
